Sell Commercial Property in Wichita, Kansas
Clear Vector Capital welcomes opportunities from property owners and commercial real estate brokers in Wichita, Derby, Andover and select Midwest markets. If you are considering selling an apartment building, retail property, flex space or industrial asset, start with a brief introduction.
Our Property Acquisition Focus
Our primary target is $500,000–$5 million. We seek multifamily properties, primarily 10+ units; neighborhood and service-oriented retail; small-bay industrial, warehouse and business-flex properties; and select office, residential rental and portfolio opportunities.
Review our complete real estate acquisition focus. These are preferences; an attractive opportunity outside the guidelines may still warrant a conversation.
What Information Helps an Initial Review?
Share the location, property type, asking price, number of units or square footage, occupancy and current net operating income, if available. A listing or offering-summary link is useful. If a figure is unknown, say so rather than delaying the introduction.
Selling an Apartment Building or Portfolio
For multifamily opportunities, include the unit count, unit mix, current occupancy and any major capital projects. For a portfolio, identify the number of properties and whether they are offered together or individually. Detailed rent rolls and operating statements can follow after the initial discussion.
Listed and Off-Market Opportunities
We welcome introductions directly from owners and through brokers. Identify your relationship to the property and share only materials you are authorized to disclose. Any confidentiality arrangements, diligence, financing and purchase terms are discussed separately; submission is not an offer or commitment to purchase.

Commercial Property Seller FAQs
Can I sell commercial property off-market?
We welcome direct owner introductions and opportunities that are not publicly listed. Start with the property type, location, asking price and a short operating summary. Tell us if a broker represents you so we can respect that relationship.
Do you consider occupied properties or buildings with vacancies?
Both can be reviewed. Share current occupancy, lease expirations and any known vacancy or collection issues. For retail, office and industrial properties, a summary of tenant leases and owner-paid expenses helps us understand current operations.
What should I send when selling an apartment building?
Begin with unit count, unit mix, occupancy, asking price and a summary of income and expenses. Note major repairs, deferred maintenance, utility responsibilities and planned capital projects. Detailed rent rolls can follow after the initial discussion; omit tenant personal information from your introduction.
What if I do not know the property’s NOI?
You can still reach out. Share the income and expense information you have, identify the time period and label estimates clearly. A property review can distinguish actual operations from projections; you do not need to invent a figure to submit an opportunity.
Can I propose seller financing or a flexible closing?
Include your preferred structure and timing in the summary. Financing, diligence and closing terms depend on the opportunity and agreement between the parties. Submitting a property does not guarantee an offer, financing or a closing date.
What happens after I submit a property?
We review the summary against our acquisition focus. If there is a fit, we can discuss your goals and the supporting materials needed for further evaluation. Confidentiality arrangements and access for inspections are addressed separately.
Submit your commercial property summary or review our acquisition criteria and multifamily focus.
